We do have a separate private area in our campground called Lazy Daze campground that is for long term only.

The sites in that section are from $425 - $500 per month plus electricity for up to 2 adults and there is a deposit equal to the first months rent. Additional persons on site are $90 per month per person. Visitor fees are $7 per day per person.

  • It is an Adults Only community, age 21 and older and the person renting the site must be the person occupying the site.
  • Occupants in Lazy Daze Campground also enjoy the facilities of the KOA Campground.
  • There are also size and age restrictions on RVs and will require our visual approval. RV's must be clean and in good shape. We are trying to maintain a nice community for everyone to enjoy!
  • We do not take reservations for long term sites in Lazy Daze Campground. Those sites are first come first serve.

A Complete List of Long-Term Policies is as follows:

No RV’s less than 25 feet and no RV’s older than 1996 are allowed (no older than 15 yrs).

1. Site rent is due by the same day each month based on the day of the month when you moved in. Electricity is due by the 1st of each month. Monthly rates include 2 people (ADULT COMMUNITY ONLY- No Children). If more than two people are living on a site an extra rent charge of $90 per month, per person is added to the rent to cover the cost of their use of the campground facilities. (Visitors must register at the store as well – See #11)

2. Depending on the site, site rent is $425 to $475 per month for stays longer than three months or $500 per month for stays less than three months. These base rates will be determined upon move in. In the case of a camper initially intending to stay less than three months ending up staying for a longer time, there will be no refund of the excess rent paid. In the case of a camper initially intending to stay more than three months ending up staying less than three months will forfeit their deposit.

3. There is a $5 per day late charge for any rent unpaid after it is due. There is no grace period. No partial payments are accepted. Electricity is due on the 1st of each month. There is a $5 per day late charge for late electricity.

4. Your deposit will be refunded when you leave upon site inspection by management designated personnel. (See #5)

5. When moving in or out, even if you leave before the month is over, there is no pro-rated rent refund. You may rent your site by the day through the KOA at the regular daily full- hook-up rate, or pay the monthly rate, whichever suits your needs.

6. To receive the refund of your deposit you must collect it in person the day you move out and pay your final electric bill. If you move out without checking out at the front desk you will forfeit your deposit. Deposits will not be mailed and will not be refunded except upon the day you move out, and all electricity has been paid.

7. Everyone is responsible for keeping his or her site and grounds clean and orderly. No appliances (refrigerators, freezers, washers, dryers, etc.) should be outside.

8. Pets must be kept inside of your camper or leashed securely when outside. In addition, pets should be kept quiet and not become a nuisance. You must clean up after your pet. No pets shall be kept on a leash outside overnight.

9. Quiet hours are Sun. through Thur. 10pm to 7am, Fri. and Sat. 11pm to 7am and will be strictly enforced.

10. The use of alcohol beverages must be confined to your campsite and only for the people registered on your campsite.

11. There will be no parties, cookouts, fish-fries, etc. or other large gatherings in the long-term section. If you would like to have such an event, the tent section is available for use with prior approval from owner, at which time discussion of any fees will take place.

12. Visitors to long term site occupants must stop and register ($5 per person/per night or day) at the store and are also expected to observe our policies while they are on the property. (rate is the same for all ages of visitors)

13. Site occupants and visitors making use of the recreation area, including the swimming pool and jumping pillow, requires the use of a wrist band that can be obtained through our store each day these facilities are used. There are no store or Blimpie discounts, or free coffee benefits for Long Term campers, to keep our monthly rate as low as possible.

14. Mail: We highly suggest opening a PO Box at one of the local post offices, but if you decide to use the campground address please include the site # as part of your address (Ex: 940 Gold Hill Rd. Site# L22). Any out-going mail can be left with a clerk at the store who will see that it is mailed. We provide mail as a complimentary service to our long-term site occupants and take no responsibility for lost, damaged or misdirected mail. This policy also includes phone, fax, and written messages left at the store for our site occupants.

15. Firecrackers, fireworks, firearms, or any other explosives are not allowed.

16. 5 mile per hour speed limit within the campground and 15 miles per hour on the outer road (strictly enforced).

17. Please do not move from one campsite to another unless first arranged and approved through the store office.

18. Excessively loud vehicles, motorcycles, motorbikes, etc. are not allowed.

19. RV exteriors must be kept clean.

20. No clotheslines are allowed. Washers and dryers are available in the laundry room located next to the bath house.

21. Outside campfires are not allowed.

22. ADULTS ONLY community (21 yrs. & older), no children in long-term section,

although, visitation is acceptable, See #11.

23. Put sewer and water hoses in 4 inch PVC pipe to prevent damage from mowers, weed-eaters, and the sun. Management will not be held responsible for damage to exposed water and sewer hoses. Due to our warm climate, our water pipes are not insulated, however there is occasionally cold enough weather for the pipes to freeze in the morning and we do recommend you purchase a heat-tape to prevent freezing. There are no credits or refunds for frozen pipes as this issue is out of our control.

24. For the enjoyment of everyone these policies must be adhered to. Only one warning will be given and then you will be asked to vacate the premises. (Depending on the severity of the 1st offense, there may be no warning)

25. Management will not be responsible for accidents, injuries, or loss to site occupants and/or visitors.
